Red Flag #1: 'Pay now, we’ll do the papers later' This is extremely dangerous. Once the money is handed over, sellers often lose interest or become too lazy to complete the legal paperwork. You might find yourself unable to contact them or secure your legal rights. Never pay before the official documents are ready. I shouldn't be the one telling you this.
Red Flag #2: 'The whole neighborhood knows it’s mine' Don't be fooled by social proof or the fact that the seller has a house on the plot. The only thing that matters is legal proof: the Land Title (Titre Foncier). If they cannot produce the land title in their name, do not proceed with the purchase.
Red Flag #3: The Rushed Seller Never buy from someone who is in a hurry. Usually, haste hides a legal problem or a dispute. A seller who pressures you to close quickly is often trying to offload a problematic land before you can perform due diligence.
Red Flag #4: Family or Inheritance Land Be very careful with 'family land.' An eldest son or a family head cannot sell the land alone if it is still in the name of a deceased person's name.
